What to check before selling your home?

If you have decided to sell your house, I suggest you to check step by step both the urbanistic and the cadastral aspects of your property, in order to avoid annoyances after having found the buyer.

The first thing to do is to go to the municipality where the property is located and go to the office of Urban Planning, there you can find the operator or qualified technician, who through your address, building license (reported on your notarial deed) and other info, can trace the urban documents of the building concerned.

Once found, you must check:

  • BUILDING LICENSES (if they are mentioned correctly on your Deed);
  • PROJECT AND BUILDING PERMIT, APPROVED BY THE MUNICIPALITY AND CHECK
  • WHETHER IT CORRESPONDS TO THE ACTUAL STATE;
  • BUILDING CONDUCT (eg porches … etc.) with its Certificate of Condonation;
  • VERIFICATION AGIBILITA ‘OR HABITABILITY’.

In addition to the municipality you have to go to ‘Land Agency (cadastre) checking:

-The cadastral plan if it corresponds to reality, in case it does not correspond you will have to make a cadastral variation (performed by a technician);

-Check any mortgage registrations for subject and sub at the ‘office of real estate advertising,

from the real estate register (conservatory of real estate registers) of the Land Agency.
