What factors are considered in the valuation of a property?

Given that there are many variations in the valuation of a property, two properties in the same street can have two different valuations.

I would say that in principle the factors that are considered in the valuation of a property are mainly the following:

The area where the property is located, the composition of the property (especially if it is a residential property), but above all the market demand and the buy-sell.

Specifically, we use as main data the requests that we receive daily in our offices or via email for properties similar to the one under evaluation, and the sale-purchase, that is, we compare the property in question with other properties in the same area and of the same type SOLD in the last three months.

It is clear that we also take into account the characteristics of the property (floor, division of space, brightness, general conditions and condominium).
